As a customer when you call about a home inspection, one of the first questions you will ask will be "What does a home inspection include?" and "How much does it cost?". You will hear a dollar figure and a long memorized spiel about plumbing, foundation, roof, furnace, etc. etc. Chances are those are not the answers you are looking for, because you are not asking the right questions. When choosing a home inspector for your prospective home, you will want to obtain a copy of the inspector's standard of practice. The standard of practice recommended is from the National Association of Certified Home Inspectors. After reading the standards you will know the minimum level of reporting your inspector will provide. The best home inspectors will go beyond the minimum.
A license to practice is now required in New York State. A license is the state's method of letting you know the inspector has past a minimum competency test and also may have attended a training program. The state of New York is licensing state. The home inspectors working in New York are required to have a license. A large number of the home inspectors are certified because before New York became a licensing state, the home inspectors took the time and the effort to be certified by certain organizations such as the National Association of Certified Home Inspectors. This organization is the strictest on it's members, and has continuing education requirements it's members must meet to renew their membership each year. There are home inspectors in other states going the extra lengths for there clients as well.
